Mr. Culpepper is responsible for all retail development, leasing, and asset management disciplines at Faison. Mr. Culpepper joined Faison in 1983. He began his real estate career in 1973 at Goodman Segar Hogan where he became Senior Vice President and Director of Retail Leasing, responsible for the company's regional mall and strip center portfolio in seven states.

At Faison, Mr. Culpepper oversees all aspects of selection and planning for all retail development primarily located in the eastern part of the United States. During his career with Faison, the company has successfully completed 85 retail centers and currently has more than 5 million square feet of retail projects under development.

As a member of the International Council of Shopping Centers, Mr. Culpepper served on its Board of Trustees for two terms and has been Chairman of its Governmental Affairs Committee.

Prior to joining Faison in 1993, he worked with Development Corporation of Virginia, Metropolitan Life, and JP Morgan in various real estate development and lending positions.

Mr. Barnett received his Bachelor of Science in Finance from Ithaca College. He is a member of the International Council of Shopping Centers.

Mr. Byrne is responsible for new retail developments, including leasing and land sale activities in Faison's strip center portfolio. Prior to joining Faison in 1993, Mr. Byrne served as Real Estate Banking Officer for NCNB/NationsBank (now Bank of America) and Retail Leasing Agent with Childress Klein Properties.

He received his Bachelor of Science and Master of Business Administration from the University of Virginia. Mr. Byrne served for three years as Chairman of the International Council of Shopping Centers North Carolina Government Relations Committee. He is a member of the International Council of Shopping Centers Carolinas Idea Exchange Program Committee and has served on the Board of Directors of Christ Lutheran Children's Center.

Prior to joining Faison in 1997, He was with Disney Development Company/Walt Disney Imagineers for seven years developing numerous retail, dining, entertainment, and lodging projects throughout the country.

Mr. Smith received his Bachelors of Architecture from the University of Cincinnati and a Master of Real Estate from the University of Wisconsin. He is a licensed architect and is a member of the American Institute of Architects, the Urban Land Institute, and the International Council of Shopping Centers.

Charles E. Bludworth

Mr. Bludworth is responsible for all retail real estate acquisitions and development for the Florida region.

Prior to joining Faison in 2005, Mr. Bludworth served as Vice President of Development and Asset Redevelopment for Ramco-Gershensen Properties Trust based in Farmington Hills, Michigan. While there he was responsible for all aspects of new community center development and the asset redevelopment program for the upper Mid-West. Mr. Bludworth also developed the anchor leasing strategy for the Company's existing and planned centers, including cost analysis, merchandise mix scenarios and tenant negotiations. Earlier, he was Vice President of Leasing for the Glimcher Group and has over 20 years of experience in the shopping center industry.

Mr. Bludworth holds a Masters in Business Administration from the Stanford Graduate School of Business and an undergraduate degree in Chemical Engineering from Rice University. Professional memberships include the International Council of Shopping Centers.

Dr. Biel is responsible for all real estate acquisitions and development for the Northeast/Mid-Atlantic region. He was with Faison from 1994 through 1997 and returned in March of 2002. During the interim, he served as Chief Development Officer at Federal Realty Investment Trust and was responsible for all community center and street retail development activity and as President of Palisades Realty & Development, his own privately held entity which merged with Faison to re-launch the Bethesda Retail Office.

Dr. Biel's real estate career began with the Edward J. DeBartolo Corporation in 1979 where he served as Senior Vice President for Development, and then with Western Development Corporation where he was Executive Vice President responsible for leasing, management, and development.

Dr. Biel has a Doctor of Philosophy and a Master of Arts in Economic Geography from Ohio State University and a Bachelor of Arts from Miami University. He maintains memberships with Association of American Geographers, International Council of Shopping Centers, and Urban Land Institute where he has actively served for many years on the Urban Mixed-Use Development Council.

Prior to joining Faison in 2006, Mr. Ambrosio gained 13 years of real estate experience with The Cafaro Company, Youngstown, OH and Prime Retail, Inc., Baltimore, MD where he handled mall and strip center leasing.

Mr. Ambrosio earned his Bachelor of Arts degree from Ohio University. He is a member of International Council of Shopping Centers, and an active board member for Danny Price Charities in Youngstown, OH.

Mr. Castillo is responsible for overseeing the construction of each development project in the Northeast/Mid-Atlantic region. Mr. Castillo joined Faison in 2004; he brings 25 years of experience during which he has developed and constructed approximately seven million square feet of leasable area and has had responsibility for budgets in excess of $750 million.

Mr. Castillo's real estate career began as Development Manager and Partner at Terranomics Development in Washington, D.C. and most recently as Vice President and Development Director at both Starwood Urban/Urban Investment Advisors and Prime Retail.

Mr. Castillo earned his undergraduate degree from The School of Foreign Service at Georgetown University. He is also a member of International Council of Shopping Centers.

Mr. Gorman is responsible for all leasing and sales activities for the Northeast/Mid-Atlantic region. Prior to joining Faison in 2002, He was Senior Vice President of Development with Palisades Realty and Development. Mr. Gorman enjoyed an eight year career with Federal Realty Investment Trust where he successfully leased over 1.2 million square feet of space with an aggregate lease value in excess of $250 million. During his tenure, he held various positions and became Chief Operating Officer-Northeast Region in 1999.

Mr. Gorman has a Bachelor of Science from Towson State University and a Master of Business Administration from Loyola College. He is a member of International Council of Shopping Centers.

Ms. Molinari is responsible for all real estate financial analysis, land contract administration, project finance, and financial and personnel administration for the Northeast region. She began her real estate career with Western Development (now the Mills Corporation) in Washington, D.C. in 1981 and joined Faison in 1994.

Ms. Molinari has Bachelor of Arts from Eisenhower College, a Masters from the University of Pittsburgh, and a Masters from Tulane University.

Mr. Patalita is responsible for overseeing the development of several of the Bethesda group’s major projects. Currently, he directs the development activities for Dunkirk Gateway, Fairwood Green, and Waldorf Marketplace - Phases II and III.

Prior to joining Faison in 2006, Mr. Patalita spent six years as Director of Development in Giant of Landover’s Real Estate Department. His career in real estate in 1985, when he served as Project Manager for the Pyramid Company in Syracuse, NY.

Mr. Patalita earned a Bachelor of Science in Mechanical Engineering from Union College in Schenectady, NY.

Mr. Wenderoth is a Director of Development in Faison’s Bethesda Retail office and is responsible for the entitlement, planning, design and construction of several of Faison’s major development projects including Rosewick Crossing, Brandywine Crossing and Easton Commons.  Steve has been with Faison since December 2005. 

Prior to joining Faison, Steve spent three years developing shopping centers for The Mills Corporation and thirteen years as an attorney, first with the United States Navy and later in private practice with Hunton & Williams in Washington, DC.

Mr. Wenderoth earned a JD, cum laude, in Environmental Law from Pace University in NY and a BA from Franklin & Marshall College in Lancaster, PA.

Mr. Wright is responsible for retail development for the Northease Region. Prior to joining Faison in 2005, he served as Senior Vice President of Real Estate and Development for Giant Food, Inc., a position he held since March 2000.

Mr. Wright began his retail real estate career in 1979 with Hechinger Company where he served as Senior Vice President of Real Estate and Development and then with Genuardi's Family Markets where he was Vice President of Real Estate and Development.

Mr. Wright has a Masters in Urban Planning from New York University as well as a Bachelor of Science in Electrical Engineering from Tuft's University. He is a member of the International Council of Shopping Centers.

Mr. Ylitalo earned his Bachelor of Science from the University of Oregon. He is an active member of the Greater Capital Area Association of Realtors, the D.C. Main Streets Program, and a member of International Council of Shopping Centers.

Mr. Cohn is responsible for all retail development activities throughout the Southeast, including Georgia, Tennessee, Alabama, Kentucky, and Mississippi.

Prior to joining Faison in 2002, Mr. Cohn was a senior development executive with Cousins Properties in Atlanta for nine years. He began his career in the commercial real estate department of Troutman Sanders, a large Atlanta-based law firm where he was an associate attorney from 1985 to 1990. He was also corporate counsel at New Market Development / Management from 1990 to 1994.

Mr. Cohn has a Bachelor of Business Administration with high distinction from Emory University and graduated with honors from the Levin College of Law at The University of Florida. He has served on the Board of Directors, Executive Committee, and as Treasurer for The Center for Visually Impaired and is a member of International Council of Shopping Centers.

Mr. Borysiak oversees the pre-development, design, and construction of Faison's retail projects in the Southeast region, which includes Georgia, Tennessee, Alabama, Kentucky, and Mississippi.

Prior to joining Faison in 2003, Mr. Borysiak worked with Greenberg Farrow's Atlanta office for eleven years where, as Development Manager, he coordinated the due diligence, design, and construction of large retail projects throughout the Southeast.

Mr. Borysiak received a Bachelor of Landscape Architecture from Ball State University. He has worked with philanthropic organizations such as Habitat for Humanity and Students Against Multiple Sclerosis. He is currently a member of Georgia Real Estate Investors Association and International Council of Shopping Centers.

Mr. Morris received his Bachelor of Arts from Clark University in Worcester, Massachusetts and his Master's from Emory University in Atlanta, Georgia.

He received his Bachelor of Science from the University of North Carolina at Chapel Hill, is a member of International Council of Shopping Centers, and has earned its Certified Shopping Center Manager designation.

Ms. Ballard is responsible for Faison’s North Carolina strip center property management.

Ms. Ballard rejoined Faison in 2005 as Property Manager overseeing centers located throughout North Carolina.  Previously, she was Assistant General Manager for SouthPark in Charlotte, North Carolina.  During the last five years of her employment with SouthPark, she worked with Faison’s management team that was instrumental in gaining the City’s approval to expand the mall to its current condition.  She has also worked with Lincoln Harris, Crosland and Inland Mid-Atlantic development and management companies.

She is a member of International Council Shopping Center and serves as a local board member on the following non-profit organizations:  Make A Wish, Leukemia-Lymphoma Society and the Susan G. Komen Foundation.

He has served or is currently a member of the International Council of Shopping Centers, Charlotte Region Commercial Board of Realtors, Charlotte Chamber of Commerce, and the Charlotte Sports Commission.

Mr. Schad is responsible for leasing and outparcel sales activity for Faison’s shopping center portfolio and third party clients in the Carolina’s and Virginia. Prior to joining Faison in 2006, he was a leasing manager for Heritage Property Investment Trust, Inc. (now Centro Watt), where he was responsible for leasing activities for a portfolio of shopping centers over 1.8 million square feet, and was a sales associate with Prudential Commercial.

Mr. Schad received a Bachelor of Science degree from the University of Kentucky. He is a member of the International Council of Shopping Centers and is a candidate for the Certified Commercial Investment Member (CCIM) designation. He currently serves on the planning committee for the ICSC Charlotte “Next Generation Program”. He served as Kentucky's State Operations Chair for ICSC and Chaired Kentucky's ICSC Next Generation program for three years.

Mr. Welch is responsible for commercial property management in North Carolina.  He has 17 years of experience property management and worked for Faison from 1989 to 1997.  Prior to returning to Faison in 2005, he worked in property management at The Taubman Company and The Keith Corporation managing company owned and third-party fee managed retail and commercial properties in Virginia and North Carolina.

Mr. Welch earned his Bachelor of Science in Mechanical Engineering from the University of North Carolina at Charlotte.  He is a member of International Council of Shopping Centers and holds the following industry designations:  Real Property Administrator, Certified Shopping Center Manager and Certified Property Manager.
