LOT DEVELOPMENT

Faison's lot development team currently manages all of our raw-land, residential subdivisions and for-rent apartment projects. Our team has the proven capacity to manage residential assets on short notice.

Pre-Marketing – Faison can quickly assess the condition of the asset and take the necessary steps to stabilize the site and preserve the value for the owner. An initial property condition report can be delivered quickly to aid in decision making for newly controlled assets.

Valuation and Market Analysis – Understanding the value of a residential asset requires a detailed understanding of the micro-submarket in which the asset is located. As a developer used to building/developing for our own account, we have a disciplined approach to analyzing submarkets and valuing projects. We can quickly determine what a residential property/project is worth and estimate the time frames required to realize various market values.

Financial Underwriting – In order to properly manage a residential asset and market it for sale to third parties, you have to understand the underwriting from the builder/investors perspective. Having built, bought and sold innumerable assets over the years, our team understands the numbers behind the projects and is prepared to deal with potential buyers and investors looking to acquire residential assets.

Redesign/Entitlement – As a developer of residential assets for our own capital, our team has a tremendous amount of experience in evaluating development plans. We understand that markets change and that sometimes development plans must be altered to maximize value under these changed market conditions. Our experienced professionals are skilled at working with municipalities and design professionals in changing entitlements to meet the needs of the market.

Builder Repositioning - Faison's team has a tremendous amount of experience in negotiating contracts and selling residential lots/land to local, regional and national homebuilders. Our team members experience comes from acting as legal counsel for builders/and developers and as project managers evaluating and developing land for national homebuilders. We maintain strong relationships with all major builders in the Carolinas and can execute any size transaction.

Construction Management – As a developer that builds residential assets for its own account, we can bring our owner/operator expertise to any residential project. If a project is partially completed, we can quickly step in to evaluate what has been done, what remains to be done and how quickly the work can be done and at what cost. We can also go behind the work done by others to try to uncover/address construction problems before they arise, including where necessary, interfacing with municipalities and governmental agencies to correct regulatory violations that could lead to fines and penalties. We have successfully implemented value-engineering into many of our projects, without sacrificing the intended feel or quality of the end product.

Association Management – Residential communities require on going management prior to turnover to the homeowners association. Our professionals sit on the boards of numerous homeowners associations and understand how to work with homeowners and association management companies. We know how to properly manage the relationship between the developer and the homeowners association to minimize the likelihood of problems.

Accounting – Faison's financial management resources, including CPAs in our Charlotte corporate office, are available to meet the needs of our clients. We currently manage over 100 partnership and corporate entities with assets valued in excess of $1 billion. The accounting, control, lease administration, loan compliance, budgeting, forecasting, reporting and audit coordination needs of each entity are handled by teams of experienced professionals. We use several software packages and multiple accounting methods to execute assignments and customize reports according to each client's requirements.
